Boca Raton is divided into 3 main regions

The city of Boca Raton is divided into three sub-regions:

  • Eastern Region: Boca East;
  • Central Region: Central Boca and
  • West Region: Boca West

The region of Boca East (East of Boca Raton), is the coastal area and, therefore, where some of the most luxurious condominiums are, precisely because of the proximity of the beach. It is also there that the metropolitan center (Downtown) of the city is located, with shops, restaurants and several tourist attractions of the city.

The region of Central Boca, that is, the central region of the city, is more residential with great condominiums of houses for those who want to buy a property in the region and take up residence.

The West Boca region is the western part of the city, which borders the Everglades. It is also a residential area, with great real estate options for those looking to live in the city.

Most neighborhoods are the condominiums themselves

In Boca Raton the neighborhoods of the city do not have the same format that we know today.

Boca Raton is an extremely planned city and most of the regions that are now known as Boca Raton neighborhoods are, in fact, huge communities of houses. Most of the neighborhoods are the communities themselves or planned communities and carry their name.

Nothing like a few examples to understand better!

The Boca Falls neighborhood, for example, located in the central region of Boca Raton (Central Boca), is a large gated community. It is a planned community surrounded and with total security.

Likewise, the Boca Winds neighborhood, located in the West region of the city (Boca West) is also a condominium, but it is not closed. It’s a planned community.

Like Boca Falls and Boca Winds, several other communities (closed or not) were built and began to be recognized as neighborhoods of the city.

Of course, there are also neighborhoods in Boca Raton in the traditional format we know. This is the case of Millpond and Floresta, two examples of neighborhoods in Central Boca, which are not condominiums and are closer to the concept of “neighborhood” that we know today.

Many condominiums charge a membership fee and “Management Fee”! What is that?

When buying a house in Boca Raton, know that many of them are inserted within condominiums (communities) called “Country Club”, that is, Country Clubs. Most condominiums in this modality charge a “Management Fee”, in addition to the condominium fee. A condominium membership fee may also be charged.

Therefore, when choosing to buy a residence in a Country Club, be aware of these extra fees, which constitute a considerable annual cost.

Country Clubs are extremely sophisticated condominiums, with many amenities and services, such as: Golf courses, sports courts, clubhouses, etc. The maintenance of these facilities and the services provided justify the collection of these extra fees.

For many, the extra fees charged are high costs and a financial impediment to buying a residence in the condominium. For others, especially for the golf enthusiast audience, it can be a great option. In fact, some of these condominiums have the best and largest golf courses in South Florida.

Likewise, there are condominiums in Boca Raton that do not charge the “Management Fee,” and are sometimes more interesting for those thinking about buying more affordable properties in the region.
