The neighborhood of Aventura in Miami is undergoing a significant transformation, not to say a “Revolution.” Known for being a residential community, with world-class golf courses and home to one of the largest shopping malls in the country, Aventura retains the characteristics of a quiet neighborhood north of Miami, away from the hustle and bustle of South Beach and, at the same time, just minutes from the beautiful beaches of Sunny Isles Beach. Few commercial ventures existed in the region. Nowadays, Aventura is already signaling that it has entered the fray to grab a slice of Downtown’s office and retail real estate market.
“Many companies from different segments are moving to Aventura,” said Heloisa Arazi, owner and broker of AMG Realty, a Luxury Real Estate firm in Miami. “The neighborhood is slowly evolving to become a Financial Office Mecca,” she continues. Aventura is one of the main areas chosen by developers and promises to rival Brickell, which today is the financial center of the city.
The first move in this direction was the launch of the Mixed-Use development Aventura ParkSquare, a true “city-in-the-city” that mixes residential units, office units, hotels, and a medical center in the same space. “Until then, there was nothing like it in the neighborhood,” said Heloisa. This bold venture marked the Miami real estate industry. The development also has an extensive area of stores and restaurants, working the concept of Walkability, which is increasingly valued in South Florida.
Another important event for the Aventura neighborhood was the announcement of a new train station. The Virgin Group, controlled by the British business magnate Richard Branson, has been investing heavily in South Florida with plans to deliver, by the end of next year, the long-dreamed Miami – Orlando route. Today the company already offers the Miami – Fort Lauderdale – Palm Beach routes.
In addition to the boom in offices and investments in infrastructure, Aventura is also surprising for its new attractions and entertainment. A huge water park recently opened in JW Marriott Miami Turnberry Resort & Spa. The new park, called Tidal Cove, is considered one of the TOP 10 new attractions in the USA. The park is not that different from the ones in Orlando, in a clear and strong movement to attract tourists from all over the world.
