Different architectural styles, large and protruding windows, front balconies to promote interaction with the community and garages located at the back of the houses. These are some characteristics of the new planned Horizon West community in central Florida.
Located in southwestern Orange County, north of Walt Disney World, the new mixed-use community is designed to reflect the combination of concepts of a traditionally rural region with the principles of New Urbanism.
Horizon West contributes to the New Urban by proposing a differentiated concept for the evolution of rural lands no longer suitable for agricultural use, transforming them into self-sustaining and planned compact urban environments.
When completed, the community is expected to house about 90,000 residents in a mixed-use enterprise that will offer a central area with restaurants, shops, cafes and several other establishments and entertainment centers. The project is already under construction and much of the project has already been completed, so that residents can already enjoy the originally designed infrastructure. The project as a whole is expected to take about 20 years to be delivered.
Quality of life and a self-sustaining environment with a lot of greenery
Quality of life and commitment to the environment are the mark of this embryonic atmosphere near Orlando!
The project provides for six villages separated by green belts. Each village will have between 400 and 1200 hectares that will contain two to four neighborhoods, oriented around community schools and parks. The parks will be positioned at distances no more than 800 meters from each neighborhood. Trails, bike paths, spaces for social integration and other elements that build community life are priorities in the project.
Horizon West is a project aimed at large residents, unlike other communities in the Greater Orlando region, which attracts tourists and seasonal residents. The idea is to meet the expressive demand for residential houses in Florida, fueled by Americans from other states. Florida receives more than 1000 new residents per day every day.
A variety of prices and housing types also support the diversity and sustainability of the community.
Hamlin Town Center
In the center of the community is the area known as Hamlin Town Center. The complex of about 370 hectares offers a large area of commercial establishments, a theater, future boutique hotel, Class A office space, single-family homes, luxury apartments, shops, lakeside restaurants and several entertainment options.
The complex is already under construction and residents of Horizon West and adjacent communities can already enjoy the attractions and services already completed.
Where is Horizon West in Florida?
The Horizon West region is just a few minutes away from the Magic Kingdom and invades part of the already consolidated communities of Windermere and Winter Garden. See the location on the map below (25 minutes by car to downtown Orlando):
Great investment opportunity
The Horizon West region is already responsible for about half of all residential building permits issued in Orange County, which places it as the fastest growing community in Orange County. Prices also show an increasing appreciation chart.
It is, therefore, a great investment opportunity for those who seek to dollarize part of the assets and invest in one of the most promising destinations in the world.
Statistics from the ORRA (Orlando Regional Realtor Association) show that during the first quarter of 2021, the average price of a house between Orange and Seminole counties together was $366,747. For the Winter Garden area, the average selling price was $432,810. For Windermere, $690,403.
