In November, Aventura residents will be able to vote for two new members of the city’s Commission. Aventura is home to one of the largest malls in the US: Aventura Mall. Aventura is also characterized by having one of the lowest property tax rates in Miami-Dade County. The election for the new members takes place next November.
The presence of Aventura Mall and high-end condominiums are factors that help to keep property tax low, but also contribute to greater traffic congestion. The increase in traffic in the neighborhood is one of the priority problems for new candidates. Some measures are already being taken to minimize traffic, such as the new Brightline train station, which began construction last September. However, it is not enough.
Aventura, until now a predominantly residential neighborhood, has been attracting new companies and developers focused on the office market. New developments are being launched in the region following the mixed-use trend, which mix residential, commercial and hotel units in the same space. Gradually, the community is gaining characteristics of central Miami neighborhoods, such as Brickell. If on the one hand this is good, as it brings more restaurants, shops and entertainment to the region, on the other hand it requires extra care so that the neighborhood does not lose the residential and peaceful atmosphere.
None of the candidates brings radical proposals to change the existing city’s operations. In addition, most proposals address issues related to traffic, defending the idea that the region also needs a subway or commuter rail, in addition to Brightline services. Some bring the debate related to floods and the problem of rising sea levels. Others also raise the climate debate in the region. There is also the question of the master plan. Some candidates argue that new buildings should have a height limit, so as not to block the view of the existing ones.
