Billionaires continue to invest in very high luxury properties in Miami, an ultra-exclusive market niche that operates independently of general real estate trends. This premium segment, apparently immune to crises, not only sustains but also raises the values of the region’s real estate market. Thus, Miami keeps its market warm, with the impact of billionaire acquisitions extending to neighboring neighborhoods and even to lower-income segments, contributing to the continuous appreciation of the area.

The strategy of billionaires often involves the purchase of several properties in exclusive neighborhoods. The approach, which combines privacy, status and investment vision, values not only the acquired properties, but also its entire surroundings, redefining market prices and consolidating Miami as a luxury destination.

“Miami brings together a series of characteristics that attract billionaires. It’s not just about tax benefits. In addition to the weather and beaches, the city has a glamour difficult to find in other destinations,” explains Heloisa Arazi, broker and owner of AMG International Realty. “With this, Miami, as a whole, values itself, regardless of global crises,” she adds.

Bezos traded Seattle for Florida, buying several mansions in the region, which significantly impacted the local market. A notable case was the purchase of a property for $79 million, which had been traded for only $28 million in 2014, more than triple the value.

Bezos, whose fortune was estimated at $233.7 billion in January 2024, according to Forbes, chose to invest in Indian Creek due to the exclusivity and privacy offered by the island. The place has 24-hour security, ensuring that paparazzi or fans do not have access.

Data from Miami-Dade County show that recent acquisitions of billionaires on the small island of Indian Creek have considerably boosted local prices, including neighboring neighborhoods such as Surfside and Bal Harbour. In December 2024, an empty lot of 80,000 square feet near Bezos’ properties was listed for $200 million, showing the impact that its presence generated on the region’s real estate market.

Former couse Gisele Bündchen and Tom Brady were also among the residents of the island, with a mansion acquired during their marriage.
